Sunset Point Annual Homeowners Meeting (Jan 2014)
Dear Homeowners,
For those of you that could not be in attendance, this was the best attended Homeowner Meeting in years. We had over 70 people in attendance and 55 homes represented.
Some of the highlights were:
- Dell Savage, our HOA President, hosting our meeting.
- Luke Pokrajac introducing Britt Blackwell and Mr. Shananhan to speak on the Mt.Gallant/India Hook abandoned property issue. Comments are at the end of this letter from our new volunteer action team consisting of Luke, John Thomas and McKeeta Allen.
Committee Reports
- Common Area - $7500 spent in 2013 on Sidewalk Repair. Please keep vehicles off of sidewalks. Triangle Improvement of Sunset Point/Boardwalk Run for 2014 and Continued improvement on neglected retention pond at back of Sunset Point.
- Finance - Annual 2013 Spend and Proposed 2014 Budget available on Website. Ended 2013 with Reserve 81% funded.
- PMC - This committee has helped the awareness of keeping our neighborhood homes looking desirable.
- Pool - Will be evaluating pool access device.
- Social - Best attended Christmas Party ever. July 4th Dampened by Rain.
- Welcome - Committee has come together again to welcome new homeowners.
- Website - Committee has done an outstanding job refreshing our website. Plans to incorporate Townhomes into our website.
Miscellaneous
- Raffle - Winny Socias was the lucky winner of a $200.00 discount towards her annual homeowners dues.
- Volunteers - 21 of your neighbors were recognized for volunteering for over 5 years for our community.
Mt. Gallant/India Hook Abandoned Property Issue
- The HOA invited Britt Blackwell, County Council Chairman and our district representative, to our annual meeting to discuss the abandoned building on the corner of Mount Gallant and India Hook Road. The building has been abandoned for over 10 years now and its condition is deteriorating.
- Mr. Blackwell was accompanied by the York County Manager, Mr. Shanahan. Luke Pokrajac and HOA representatives brought the issue to the attention of County Council last summer. We also attended a Council meeting in early September to discuss the issue.
- Mr Blackwell and Mr. Shanahan offered quite a bit of rhetoric at the HOA meeting as to why they could not do anything about the building. We pressed them to look at adopting the abandoned building ordinance that Rock Hill recently adopted. They were quite evasive to offering any concrete commitments to helping us with the issue, but they did say that we could turn in the building as a safety issue rather than a nuisance.
- It should be noted that the HOA got more information on the York County Abandoned Building Ordinance from a Neighborhood Coordinator in Rock Hill in one hour than our County Representative, the County Manager and the Planning Director combined provided in 6 months.
- Unfortunately, in this instance, we do not live in the City of Rock Hill. With all of this in mind, Luke Pokrajac, John Thomas and McKeeta Allen have formed a committee to look at the issue. We are going to try and approach land owners to get them to fix the area up. We also may get the media and homeowners involved in future council meetings to further enhance and publicize our position. We will keep the members of our community informed and ask for your continued support.
